Choosing the right solicitor to carry out the conveyancing for your property transaction is a crucial part of any property sale.
Here are a few pointers to help you make the right decision:
-
Ask Around
-
Talk to people you know who’ve recently bought or sold a property. They will probably be able to suggest a good solicitor or warn you against ones that might cause you problems.
-
-
CQS Accreditation
-
CQS is the Law Society’s Conveyancing Quality Scheme. This register of solicitors are authorised and regulated by the Solicitors Regulation Authority when it comes to conveyancing. Make sure the solicitor you’re considering is registered.
-
-
Go Local
-
You can choose any solicitor in the country. But choosing one nearby means you can drop by and have face-to-face if you need to. A local solicitor will also be more likely to know about any local issues or potential problems that might arise.
-
-
Avoid Relatives
-
Yes, you might get a special deal from a family member. But you want a solicitor chasing up your deal and not doing your conveyancing as a favour inbetween other more rewarding jobs.
-
-
Get The Cost
-
Get a written quote from a solicitor. You don’t want to be surprised at the end of the conveyancing process by a large bill. Obviously unforeseen expenses might arise if there are problems, but at least you’ll have an idea for how much you’re letting yourself in for.
-
-
Keep In Contact
-
If your solicitor is quiet, it isn’t always a good sign. Make sure to chase them up by email and phone and stay on top of the process.
-
-
Winner or Loser?
-
It might not be your solicitor’s fault, but if you lose out to a rival bid you’ll still have to pay your solicitor for the work done.
-
-
Contracts & Proceedings
-
Make sure you have a basic grasp of what is expected from the buyer and seller so that you know if your solicitor is on top of the situation.
-
-
Move Fast
-
If you find a property you like, put in an offer as soon as possible and make sure your finance is in place. Insist on exclusivity and having the property taken off the market to ensure you get the property you want.
-
Once you find the right solicitor, your property transaction should run smoothly and provide you with little, if any, problems.
